Rebuttal to Dona Ana County Treasurer

DESERT CARDINAL PROPERTIES IS NOT A SCAM!!

I had spoken with Eric Rodriguez back on March, 2016.  He called and left a message, I called him back and we discussed how I purchase land from individuals, and I PAY FOR ALL CLOSING COST and the offer on our letters is the net cash to the sellers.  For some reason, Mr. Rodriguez decided to send a false warning against Desert Cardinal Properties.  I guess he was unaware of how we buy land, hold it and sell it individuals who build their dream homes.  He is also unaware, that building on vacant land improves the tax value of such property, and it increases the revenue to the county.  He only saw the small picture.  Yes we make offers below market value to individuals.  But no one is ever told to pay any fees, no one is ever told they are going to lose their property.  The individuals we reach each have different situations, and most do not want to sell their property.

I could have taken down this website and rebuilt it under a different name, but that would be running away from false accusations and make us look like we are doing something wrong.  We have not made any false claims, and if you do not believe me, please call us.  We can explain how the process works.  We use title companies to close every transaction.  This protects us both.  The Title company verifies for me that the properties are clear of any liens, and that the seller is the legal owner.  The Title company also holds the cash, so when the closing is complete, I get a signed deed with title insurance, and you get cash.

To Mr Rodriguez, please return my call.  I request that you remove this warning and I ask that the websites retract these articles.  They are false and are just keeping people from selling their unwanted property.

Lake View

Comal county in Central Texas is where you can find Canyon Lake.  This is a great vacation hot spot in Central Texas.  In November of 2014, a woman contacted us about a property on a hill with an amazing view of the lake. She had planned to build on this property in hopes that she could retire on it. Sadly this things took a turn and she was left widowed and was left with property that was being unused. The property became a burden because of the stress of the memories and yearly maintenance cost and dreaded taxes on top of that.  This was a difficult decision for her to make, but the family came together and decided that land was too much for them.  They decided to contact us in hopes that we could help them out, and we did.  The woman felt relieved because we were able to pay all of her back taxes and received cash in return.

Wild Fire Land

A women contacted us about a property in Bastrop County.  The property was affected by the wildfires in 2011.   She had purchased the property to build on it.  She moved to another area of Texas and had no use for the property.  She was more than two years behind on property taxes.  During our phone, text and email communications, Desert Cardinal Properties made her a cash offer, and paid all back taxes plus closing costs.

Travis County Auction Buyer

Last October, we were contacted by a seller who had purchased a property at the Travis County Auction in Texas.  He had held the vacant land for several years as an investment and was unable to sell it.  The property was 1/4 acre, on a hilly terrain, and had lots of trees.  He had moved out of town, he was a business owner, and was stressed that the property taxes were past due.  Desert Cardinal Properties was able to make a cash offer and close quickly.  The owner was grateful that we were able to help him.

Hi, this is Victor. You may be visiting this site because you received one of our postcards. If you are wondering who we are, this is a good post to read.

Desert Cardinal Properties was started by my wife and I in 2012. We decided to purchase land as a way to supplement our income and as a long term investment for our future retirement. I still work a full time job and my wife is a stay at home mom. She is a former teacher and decided to stay home after our daughter was born.

We purchased a property in central Texas to build our future dream home. The lot was in a great neighborhood and good school district. We held the lot for two years and realized that we would not be able build on it. We continued to pay taxes on something we did not want or need. And we did not live in the same city as the lot. It was inconvenient to maintain, so we sold it. We realized that there may be others out there with the same situation as us.

We were lucky to be able to pay off the taxes. But we realized that others may not have the same resources as us. We found a method to identify individuals with vacant land and back taxes. We started researching how to buy land and close quickly. When we saved up some money and then started to send out post cards to individuals.

We have already helped several people by paying their back taxes and giving them piece of mind that they no longer have to worry about what to do with their unwanted property.
